TERMS AND CONDITIONS

1. Booking & Payment

  • Bookings are confirmed once the reservation is made via website.

  • Payment is due in cash on arrival.

2. Cancellation & Prepayment

  • Cancellation rules depend on the rate chosen and may include flexible (free cancellation up to a certain date) or non-refundable options—please check your booking details for exact terms.

  • Any applicable refund or penalty will be handled per the selected rate’s conditions.

3. Check-in & Check-out

  • Check-in is available from 15:00 until 23:00. Guests must inform the owner of their expected arrival time in advance.

  • Check-out must be completed by 11:00, with departures as early as 08:00.

4. Occupancy & Guest Rules

  • The villa accommodates up to 8 guests across 4 bedrooms and 2 bathrooms.

  • Children of all ages are welcome, but cribs or extra beds are not available.

  • The minimum check-in age is 18 years.

5. Smoking, Events & Pets

  • The villa is strictly non-smoking indoors.

  • Parties or events (including bachelor/ette gatherings) are not permitted.

  • Pets are not allowed.

6. Property Use & Amenities

  • The villa features a private swimming pool, garden, BBQ facilities, kitchen, terrace, balcony, free Wi‑Fi, air-conditioning, cable TV, and a washing machine.

  • Amenities are provided at no extra cost, and private parking is available onsite.

7. Safety & Liability

  • Use of the pool and outdoor areas is at your own risk; children must be supervised.

  • Guests are responsible for any damage or loss beyond normal wear and tear—replacement or repair costs will be charged.

  • The owners are not liable for injuries, accidents, or loss of personal items.

8. Cleaning & Maintenance

  • The villa is thoroughly cleaned and prepared before your stay.

  • For longer stays, guests can request mid‑stay servicing.

  • Guests should leave the property in a reasonable, clean condition.

9. Privacy & Access

  • The property respects guest privacy; however, staff or contractors may access for maintenance or emergencies with appropriate notice—or immediately if needed.

10. Force Majeure

  • Owners are not responsible for failure to perform obligations due to events beyond their control (natural disasters, government actions, etc.).

11. Governing Law & Dispute Resolution

  • These terms are governed by Montenegro law.

  • Disputes will be addressed through local courts or mutually agreed arbitration.

12. Amendments

  • The villa reserves the right to update these terms. The version applicable is the one active at the time of booking.

How to Book & Prepare

  1. Choose your preferred rate—flexible or non-refundable.

  2. Submit required payment (deposit or full) by the specified deadline.

  3. Confirm your arrival time in advance.

  4. Review all terms, especially cancellation, check‑in/out, and house rules.
